Here’s what you need to know

Tenant Fees

Assured Shorthold Tenancies

At the beginning of the tenancy

Holding Deposit – Equal to one week’s rent of the agreed monthly rent to reserve the property. This will be deducted from the first month’s rent or refunded to you.

Security Deposit – Equal to five weeks’ rent.

Rent – The first month’s rent in advance.

*Security Deposit and first month's rent are payable by bank transfer (cleared funds required) the day before the tenancy starts.

During the tenancy

Amendment fee - £50, for amendments to the tenancy agreement requested by you.

Unpaid rent – interest at 3% above Bank of England base rate from the date due.

At the end of the tenancy

Early termination – a fee may be payable if the landlord agrees to release you from the agreement before the fixed end date or if you are unable to give the appropriate notice when invoking a break clause that may be in your tenancy agreement. Ending a tenancy is at the sole discretion of the landlord.

Company lets and Non-standard tenancies

Set-up fee (tenant share) - £500

Amendment fee - £50, for amendments to the tenancy agreement requested by you.

Renewal fee (tenant share) - £60, for contract negotiation, amending and updating terms and arranging a further tenancy agreement.

Check out fee (tenant share) - £60, for attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit.

Early termination - a fee may be payable if the landlord agrees to release you from your tenancy before the fixed end date or if you are unable to give the appropriate notice when invoking a break clause that may be in your tenancy agreement. Ending a tenancy early is at the sole discretion of the landlord.

Call out services - £54 per hour (during business hours) £108 per hour (outside business hours) plus costs incurred - where actions of the tenant result in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the prevailing rate.

Termination

On termination, all outstanding fees for the remainder of the current tenancy arranged by the Agent must be paid in full along with the full current ‘let-only’ fee, if the tenants remain in the property. This may be taken from a rent payment during the termination period.

A termination fee of £300 incl. VAT is payable at the end of a tenancy, this covers the costs of closing the tenancy (this fee is waived if the property is re-let by New Move).
